Meadowlands Sale Prices 2025

As we wrap up 2025, Meadowlands continues to show why it’s one of the most desirable and tight-knit neighborhoods in San Jose. This year, only five homes sold, matching 2024’s total — proof that very few homeowners are choosing to leave our community. With limited supply and consistent demand, prices held strong despite the ups and downs in mortgage rates.

The average sale price came in around $2.84 million, just above last year’s $2.78 million. Homes averaged about 33 days on market, a bit slower than 2024’s pace, but still a healthy timeframe for our price point. What stands out most is that the average price per square foot rose nearly 10%, with Meadowlands homes commanding around $1,140/sq.ft.— showing that quality, location, and neighborhood appeal continue to matter more than market headlines.

From what I’ve seen, buyers this year were more intentional — mostly families looking to move up into larger homes or plant long-term roots in a stable neighborhood. While open house traffic was a little lighter than the frenzy of 2022–2023, the serious buyers were still out, and well-presented homes moved quickly. Updated, move-in-ready properties consistently drew the strongest offers.

As a neighbor, I’ve noticed the pride of ownership shining brighter than ever — new landscaping, remodeled exteriors, and familiar faces staying put. Even with the slower pace of the broader Bay Area market, Meadowlands has stayed steady and resilient. Heading into 2026, I expect we’ll see a few more listings as rates stabilize, but overall, it’s clear that homeowners here know the value of holding onto a great home in a great neighborhood.
